The residential letting market has changed so much in the past 7 years to the effect that it is almost totally the opposite.

Smaller and more personalised agencies have taken the lead and investors are also more inclined to let their properties through agencies instead of themselves due to the CPA Act which changed to the favour of the tenant and not the Landlord. Thus why our agency have put certain measures into place and are more stricter with applications for units.

The 1% income as a rental price of your buying price has long gone and now set prices for the units are more likely to be linked to the tenants monthly income.

The letting market demand will indeed increase as people still cannot afford to buy their own properties due to the new credit act making it impossible for people to qualify. But there will be a ceiling price for any unit rented as an investment and Landlords need to be aware of this.

The emphasis on agencies has shifted more and more where the investor and the potential tenant is craving for an agency who supplies a 1-stop service and ensure that the unit is restored to its original state (wear & tear excluded) and for a new tenant to move into a unit which is ready for occupation and they do not need to spend hours to clean up, paint etc. We have been offering this since day 1 but the word is out there and it is the reason why agencies cannot withhold it anymore and thus the acquirement of units from agencies who no longer can survive by offering inferior service.

In contrary to our competitors we deal with any race or creed and do full credit checks via Tenant Profile Network (www.tpn.co.za) and full criminal checks to eliminate bad elements. We also require a salary qualification of 4 x the rental amount (before deductions).

We use a package called Novtel Relations to keep control over our emails received and sent. Each clients' email will be saved in their own post-box in order to have a perfect records trail to the benefit of the client and us.

Requirement and Fulfilment

Potential Tenant Requirement:

We need a copy of your ID, latest payslip and completed credit check document (you need to earn 4 x the rental amount – before deductions) to qualify plus 3 months bank statements.

A deposit (equal to the rental – equal to 1 month or in some cases equal to 2 months), credit check, contract fee (electricity deposit fee can be paid immediately or with the 1st months rent if preferred) must be paid when signing a contract prior to acceptance. Once the money reflects then we sign the contract with the prospective tenant.
